This is a great topic! my thought: "You cant underprice a home, but you certainly can over price one!" The market will typically bid up a low price because all of the over priced ones help prove it's value.

Just difficult to get the seller to agree sometimes, because of the emotional attachment and the "I need to get $xx,xxx out of my house to buy the next one" Dont you love that??? I need 3 million to retire, but I wont get that out of my house!
