Its interesting that you mentioned staging.  So few people can "see past" the decor or lack thereof (empty house.)  I think that 90% of the sale is in the prep.  Of course you can lead the horse to water, but you can't make them drink....I've had sellers that just didn't want to make the investment.  When it doesn't sell and they finally do stage - it makes a world of difference.  Lately I seem to be specializing in vacant homes where the sellers have moved on.  They really NEED furnishings!!!

RM - For a period of time I was "Denver's Vacant Home Specialist," partly because I owned a staging company, but also because I had a lot of vacant listings and understood their special "needs." I found that I could persuade almost any seller to stage simply because I believed in the concept so passionately. In my last full-time year, every single one of my listings brought in my stager, without even questioning it. It's sort of like advising a buyer to get an inspection - if YOU believe they should inspect, they'll believe it too.
